Can I add this to the mortgage?

The bank appraised value for the property is 155K and that is the mortgage I can get. Currently we have agreed on a sales price of 142K. If I already picked out $4,000 in furniture that I need, could I have the seller buy those items for me then sign the mortgage for 146K? (obviously if he agrees to it).
