If you don't have an an agent, do yourself a favor and get one. They can get you in touch with good lenders and can help negotiate a more realistic price for the home you're interested in. Normally, the seller pays the real estate fees so you're not out any money. An agent can also look at the comparables in the area to see if the price is accurate and try to negotiate with the seller any repairs that may need done. You never know unless you ask, right?
